CAN I BRING MY PETS?

A maximum of two dogs smaller than 50cm high are allowed per free standing house in the estate. This remains subject to pre-approval from estate management. No pets are allowed in the Haven apartments. Please refer to the detailed rules of conduct.

CAN I MAKE MY OWN GARDEN?

Yes, gardening in the estate is encouraged. Please refer to the detailed rules of conduct, as well as the estate guidelines on which plants and trees are preferred. The gardening service, which is included in the levy, maintains the common property gardens and landscaping.

IS THIS A LIFE RIGHT DEVELOPMENT?

No, the plots in the estate are single residential, full title stands, while the Haven is a sectional title development. Ownership of the plot or unit is registered in your name upon transfer.

WHAT HAPPENS IF I PASS AWAY?

As the property forms part of your fixed assets, it is handled in the same way as any other property which forms part of your estate. Whenever ownership of the unit/house changes, 5% of the selling price of the property is paid into the village’s levy reserve fund.

WHAT HAPPENS IF I SELL THE UNIT?

Whenever you wish to sell the property, you’ll be able to sell it to anyone you wish at a market related price. Whenever ownership of the unit changes, 5% of the selling price of the property is paid into the village’s levy reserve fund to minimise the need for special levies and undue levy increases.

WHAT MONTHLY EXPENSES CAN RESIDENTS EXPECT TO PAY?

Monthly owner levies are calculated in accordance to the size of the unit/plot. Our levies compare well with normal complexes and extremely well with other retirement villages.

In addition to the owner levy, residents will also pay for pay-as-you-need services they use on a pay-as-you-need basis. The Municipality of Swakopmund will send the owner (Estate) an account for the property’s rates and taxes.

WHAT HAPPENS IF I NEED EMERGENCY ASSISTANCE?

Each unit/house is equipped with an emergency call system to call for emergency medical and security assistance. The cost of the emergency response is included in the levy. The health care operator will be able to assist, at an additional cost, if ongoing or temporary care is required.

IS THERE A SHUTTLE BUS?

Yes, from the 01 March 2017. When residents join one of the regular trips there is a minimal charge to cover fuel costs. Unfortunately, it is not a taxi service and not intended for use inside the estate, or private use.

ARE THERE RENTAL UNITS AVAILABLE?

From time-to-time there are rental units available which are owned by investors. The Namibia Retirement Services offers an effective rental placement and management service.

IS THERE AN AGE PRESCRIPTION?

The age of the owner is irrelevant, but all residents must be 48 years old, or older.

IS THERE A CLEANING SERVICE?

Although house owners/residents are welcome to hire their domestic worker, the village offers a cleaning service at an hourly rate. This can be arranged with village management at reception. There is an on-site laundry service available. Cleaning services in the Haven apartments are included in the assisted living levy. Please refer to the Care Services brochure.

DO I HAVE TO TAKE OUT INSURANCE?

Home owners (free standing houses) must arrange fire insurance for their property, as well as insurance for their personal household items. The levy only covers common property items. The owner levy for the Haven apartments include fire insurance for the unit, as well as a contribution for maintenance. Personal household items are not covered by the owner levy.

IS MY DEPOSIT REFUNDABLE?

Your deposit is refundable, should you comply with the terms and conditions applicable.

ARE TENANTS ABLE TO USE THE FACILITIES, INCLUDING THE FULL CARE?

Yes, facilities are available for all residents in the village. However, you will receive an account for services used, which are not included in the monthly levy. If ceded by the owner.

ARE DOMESTIC WORKERS ALLOWED?

Yes, home owners are welcome to hire a domestic worker as per rules and regulations. The village also offers a cleaning service at an hourly rate. All domestic workers must be in possession of an identity card, which can be arranged with village management. Please refer to the Care Services brochure.

MAY FOREIGNERS PURCHASE IN THE DEVELOPMENT?

Yes, non-Namibian citizens may own residential or holiday property in any Namibian property development. However, immigration requirements for permanent residence in Namibia must be resolved with the Department of Home Affairs.
